Located in the quiet village of Sidlesham 5 miles from the historic City of Chichester, this is the perfect location to explore the wonderful town and surroundings including Pagham Harbour Nature Reserve, Witterings Beaches, Chichester Marina, Goodwood, Chichester City and Cathedral and much more.

The country house is well presented and excellently equipped, set in a well established garden with a hot tub and sauna, both for up to 8 guests at a time! Plus - full disabled access to a wet room. (Please bring your own towels for use with the sauna / hot tub spa or if you go to the beach. Thank you. )

We welcome well behaved pets – a small dog for instance but ask that they DO NOT go upstairs into the bedrooms at all. We try to be a energy conscious as possible and have solar panels for hot water, very active recycling measures and only use bio-degradadable cleaning products that are child-friendly – for their safety and to help the environment.

Description of Interior

Facilities included are:

Welcome pack including milk, tea and coffee and a surprise! – possibly chocolates, pain au chocolat etc – depends who is coming – we like to make it personal!
Bedding & towels included but NOT towels for use with the spa hot tub and sauna. Please BRING YOUR OWN “beach” towels ” for this.
2 child cots and high chairs are available. A baby monitor/ bottle warmer can be hired for £5pw.
Central heating throughout (Oil) if needed. We have the heating separated into upstairs and downstairs so there is less wastage, more efficiency, less of a carbon footprint and easier adaptablility for your convenience. Hot water is from solar panels as well as oil.

Hi-fi – Cassette, CD and radio
FREE Wi-Fi Internet access – ask for the access code, some limited speeds and reception, you may work in the clinic if you need to when it is open if that helps. Also pay-for wi-fi locally incl BTFON etc.

Accomodation:
The most used entrance has grab handles fitted for ease of entry and is tiled with a large dirt-trapping mat. There is hanging space for some coats and a spacious shoe rack, plus the recycling system of bins. It opens out on the sun lounge and goes through to the kitchen.

Spacious, Sunny Living Room
Spacious, sunny living room with roomy sofa and relaxing chairs. Flat screen TV with integral DVD player and separate video player. Ceiling fan for those hotter days, and mood lighting for winter cosiness. Net curtains for more privacy and reduce the sun’s glare. Patio doors open out onto the main garden for ease of access.

Dining Room
Large, blue dining room with table and chairs and large sideboard with huge mirror. Fruit bowls and plenty of storage. Large charts and maps of the area on the walls. High chairs for children available.

The Kitchen

A well appointed kitchen with a fridge / freezer, electric cooker, dishwasher and a washing machine. Along with many more appliances & utensils such as blenders, a kettle, toaster and glassware.

Lots of bowls, mixing dishes, casserole dishes and pots and pans for your culinary delights and creations, plus graters, baking moulds (including muffin moulds for kids cooking lessons!). Cafetiere and teapot and jugs abound. Stainless steel insulated mugs as well as porcelain for those tea and coffee drinkers. Plus plates in a variety of sizes so you won’t run out, along with cutlery!

Two king-sized double bedrooms on the first floor.
Two king-size double bedrooms (one of which could be a twin or super kingsize bed otherwise) upstairs with plenty of cupboards, hanging space and hangers. Blackout curtains thoughout. Fans if necessary.

Twin Room
Twin room with full-sized bunk beds and chest of drawers. Mood lighting, reading lights and fan cooler.

Ground Floor Snug
Ground floor kingsize double room on a high quality sofa bed or snug lounge / playroom with pigeon holes filled with books, tourist information and games. Plus extra chairs and a fold away table. Patio doors lead out into the country garden and a patio, which then leads to the hot tub and wet room / sauna.

N.B. This is the most suitable bedroom for use by accessibility / mobility limited guests as it is on the ground floor and has full access to the wetroom / sauna suite on the ground floor level.

Disability Access
Living Elements is suitable for partially disabled and wheelchair dependent clients, but not those who require the use of a hoist for transfers.



There is direct wheelchair access via a permanent ramp from the jacuzzi patio. The other access doors have hand rails / grips by the doors and low cills.



There is a disabled-use toilet with access bars on the ground floor and a walk-in shower with a moveable shower seat. The access distance for the shower is 490mm wide and there is a small lip to step over.



The downstairs bedroom has a moveable, low level kingsize double bed. It is suitable for some hoists as they can fit underneath the bed and has a standard doorway (730mm) and it is wheelchair accessible. It looks out onto the jacuzzi patio garden via sliding French doors which have a step to the patio level.



All rooms downstairs are wheelchair accessible and have either short pile carpets or tiles. All the windows are low level to ensure plenty of glorious daylight and views onto the garden.



There is no wheelchair access to the first floor or a stairlift. The stairs are moderately steep but do have a hand rail. There is a low height bath upstairs with overhead shower. An extra over-the-bath seat is available for transfers but moderate mobility is required. Shower mats etc are standard.



For those who are partially sighted, the flooring, door and walls are of contrasting colours and textures. Many of the kitchen cupboards are low level for storage etc.



The jacuzzi is not available for use if you have not got good balance and are flexible as it is free-standing on the patio. The sauna is partially accessible for those with moderate movement problems. Note: It should not be used by those with high blood pressure problems etc. For more details ask Gayle for the Sauna / jacuzzi safety guidelines.



There are paved, wide walkways all around the house for accessibility and to enjoy the large garden. Parking: There is lots of spacious parking, shared with the complementary health clinic opposite, on tarmac. The garden is enclosed by a hedge and accessed by a choice of two gates. Wheelchair storage in the outside, lockable black shed.

I can arrange for surgical waste sack disposal and usually have spare sacks. This service is billed separately.

Garden and Exterior

The house is on a quiet country lane opposite a small school in a large, mature garden. The outside hot tub is iset to 38.5C all year (if not more) has its own suntrap patio with a gas BBQ and table/ chairs. This leads to the ramp and main wheelchair accessible door to the wet room and sauna and rest of the roomy house.

The rest of the garden has two main lawns, with a mature Bramley Apple tree and other delights.A large greenhouse provides many vegetables that can be purchased. It looks over fields, grass and trees. The back of the house gets the morning East fdacing sunshine - great for a morning tea or coffee on the bench, then the main house gets sun all day so that the hot tub patio enjoys the setting sun. No street lighting gives you heavens full of night stars to enjoy.

Close to beaches - half a mile - and stunning walking countryside. West Wittering beach - a mecca for kitesurfers, bodyboarders, wind surfers, swimmers etc from around the world is just 6 miles away.
Just a few miles from the South Downs and rural museums, 5 minutes from Chichester City and Cathedral, 8 minutes from Bognor Regis. Portsmouth just 20 mins and Arundel with its castle and wildfowl brooks.

Knowing that our guests tend to be active there is a boot store and wet clothes shed / bicycle store, along with handy washing facilities for bikes.

Rental Conditions

CONDITIONS OF BOOKING Living Elements Self-Catering Accommodation

The tenant shall mean the person in whose name the booking is made and shall include the person or persons on whose behalf the same is made.

1. We will hold by way of a debit card pledge as a security deposit of £300 against:
a. Any damage incurred by the tenant to the property or its contents or by a member of his/her
party or any visitor during his/her stay.
b. The reasonable cost of cleaning the property and/or its contents if the tenant leaves the
property in an unsatisfactory condition on departure.
c. Payment of any outstanding amounts which are due or become payable under their booking.
d. The return of all keys to the property by the tenant on the check out date (the loss of such keys will incur a penalty of £25 and damage to any key a penalty of £10.
We only require an authorisation to deduct any advised charges from your credit card, (should they be incurred).
Credit card authorisations will be cancelled 14 days after your return from holiday unless deductions have been advised, in which case the balance (if any) will be deducted.
The declaration must be signed by a member of the party booked into the accommodation who is over 18 years of age.
2. Bookings made more than eight weeks in advance require a one-third non-refundable deposit (33%).
The balance is then due eight weeks before your holiday commences.
3. Once you have booked a property, an agreement is drawn up between you and the owner of the property. This agreement is sent to you for your signature and should be returned to us along with a deposit equal to one-third of the total amount due. This can be made either by cheque or card payment (debit card only).
4. Bookings made eight weeks or less before arrival require the full payment. Bookings made within one week (seven working days) prior to your holiday must be paid in FULL in CASH.
5. If the booking is cancelled within four weeks of the commencement date, then the full rent due will be retained. If the house is re-let within this time you will get 60% of the full price returned to you.
6. Bookings will be taken from Friday to Friday. The key may be collected from the Living Elements Clinic office between the hours of 4.00pm and 7.30pm on the day of arrival. If keys cannot be collected by 7.30pm then they may not be available until 9.00am on Saturday morning. Keys to be returned by 10.00am or earlier on the day of departure.
7. On your departure the property MUST be left in a clean and tidy condition, as you would Wish to find it yourself or a charge proportional to the extra cleaning time required becomes chargeable of no less than £25. Thank you.
8. We recommend that you take out your own holiday insurance in case of accidental damage etc

Every effort has been made to describe the property as accurately as possible in our brochure, however, we recommend that you view your chosen property prior to booking to avoid the possibility of disappointment and we will not be held responsible if, upon your arrival, the property does not meet with your expectations.
Cutlery and crockery is supplied. Electricity is included in the rental unless otherwise stated.

- Book early to avoid disappointment
A £20 returnable damage deposit will be required per linen booking (Overseas bookings require a deposit of £50)
The linen will be made up on your arrival. If the booking is for one week then for us to return your deposit the linen must be placed in the bags in the downstairs WC, the inventory will be checked to ensure that all is correct, and it is to be left in the property for collection on your final day.
If the booking is for more than one week then the linen must be placed in the bag on each Friday morning by 10.00am ready for the cleaner to collect and it will be replaced with fresh linen during the day.
COT HIRE and other accessories etc
A travel Cot and highchair and stairgate can be hired from The Living Elements Clinic at a cost of £15 per week.
Cot linen is NOT included. Please ensure that you bring your own linen for the baby and blankets etc.
Baby monitor and bottle heater £5 per week
