TERMS AND CONDITIONS OF THE PORTAL ALGARVE IN

Terms and Conditions of properties for seasonal rental in portal Algarve-In.com and other matters related to our business.

RESERVATION AND PAYMENT
- Reservations must be made in writing via e-mail, and the confirmation made by the same.
- As reservation guarantee we request advance payment of 50% (or more, depending on the conditions agreed with the owner or entity that manages the property) of the total cost, within 24 hours after our confirmation of the reservation request, the remainder is paid in cash the day of entry / check-in.
- In some properties can be requested and the total advance payment if the booking is made within 1 month of entry in the period from 15 June to 15 September.
- Only after the good reception of the amount required initially, the booking is confirmed.

CONDITIONS (SUMMARIZED) RENTING

- The entrance is from 14hrs and the output must be made by ace 12h. These times may vary according to the availability of the property and after agreement with the owner.
- Customer must reconfirm with the owner / managing entity, with 3-4 days of the day of entry of the advance, the exact time of check-in. They must respect the stipulated time in order to avoid unnecessary delays.
- On the day of entry will have to deliver the deposit against breakages in such sum and in cash; the deposit will be returned within 1 week after the departure day, or the day of departure, after filling the house conference
- The price of rent includes water, gas and electricity. Some items may be extras according to the time of year (winter period from November to April) and the conditions imposed by the owner. It is advised to read carefully the rental terms written in its property profile.
- The lease does not include: telephone, catering, towels, sheets, or services other than those listed above.
- Any interruption of water supply, electricity and gas, which the owner / managing entity is totally unaware, there will be no claim for damages or compensation
- Price does not include cleaning / change of bed linen and towels during your stay and can be requested via email us at a cost set by the owner.
- On departure day the garbage must be deposited in the respective container closest to the property, or in a place to be designated.
- Any request for assistance during the rental period must be requested to the house owner / managing entity
- The lease is limited to the maximum number of people employed in the reserve, if more people to accommodate up will be charged extra price of your stay; alternatively the owner / managing entity has the authority to expel excess people.
- If the situation continues, the owner / managing entity has the power to cancel the lease and evict the guests, there will be no compensation of any kind. Will also be payable by the holder of the reservation Algarve-In.com compensation for the stay of the people the most up to date, at the rate of 20 € per night and per person
- It should not be moved any furniture from your starting location.
- Access to private and enclosed areas of the home is prohibited and should be respected by customers.
- Should not be taken any flower or damage any part of the garden. Camping is forbidden in the garden or lawn areas.
- Must be respected public order and the quiet hours of 22h to 8h; any resulting disorder disregard for this condition will lead to the immediate termination of the lease and eviction of customers.

PROPERTIES
- All properties on our website are contracted directly to the owners / legal representatives, or from companies that make the property management, and who are legally authorized by their owners for rent.
- The properties are managed, prepared and maintained by their owners and / or their representatives for this purpose, as well as other entities in which may have been delegated such powers.
- Our company through the current site or others their membership, manages and ensures the entire process from the request for information availability at the time of entry into the property

VISITS

PROPERTY CLEANING
- When advertised or contracted on an extraordinary basis cleaning services or their derivatives, during the stay, their schedules are not subject to prior arrangement
- These services will take place on weekdays between 09.00h and 19.00h
- According to the availability of these services and exceptionally, guidelines or indications of preference for days or hours will be accepted, analyzed and matched as far as possible
- If the customer rejects, impede or prevent access to the property -either that formal title, the provision of these services will result in losing the right to this service.

OTHER SERVICES ADJACENT TO RENTING
-The Properties may be subject to various types of technical interventions, permanently regime or specific, which depends on the proper maintenance of infrastructure and equipment, in order to ensure the livability and comfort conditions for tenants, highlighting gardening, pools and Sanitation Maintenance.
- Promptly, can be seen the need for specific interventions for repairs, replacements or additions to existing equipment.
- If the customer rejects or impede any of these services, or prevent access to the property, is any capacity, result in the loss to this service.
- The Algarve-In.com reserves the right to intervene in any situation it deems urgent, even without the consent of the owner / representative or the holder of booking guest.

PROPERTY ADDITIONAL INFORMATION
- The reservation is confirmed upon payment of the amount required under the terms and conditions pre-booking email
- When approved payment, an email is sent with additional property information including address and telephone calls relating to the reservation made
- The e-mail is the only element provided proof of booking
- The number of people shown in the e-mail refers to the precise set that you can make use of the leased property
- If there is to check a higher number of persons identified in the e-mail and more than advertised capacity of its property, will result in the loss of the right to leasing contract without reimbursement, giving legitimacy to the owner to, directly or through the Algarve -In.com proceed charging the amount to be paid at Check in
- If during the stay there to check a higher number of persons identified in the e-mail and more than advertised capacity of its property, will result in immediate termination of the right to temporary lease titrated by e-mail, requiring the immediate abandonment the property of the number of surplus staff in relation to this capacity. UNAVAILABILITY FOR THE RESERVATION ALREADY CONFIRMED

DEPOSIT AGAINST BREACHES OR DAMAGE / SECURITY DEPOSIT
Regarding the properties on this website, there is the obligation to provide security, also called a deposit against breakages or damage.
- The security deposit / deposit against breakages or damage will be paid in cash being returned at the end of the stay after checking the accommodation. PETS
REGARDLESS OF THE FORM OF PROPERTY HAVE OR NOT RESTRICTIONS FOR THE PROPERTY ANIMAL PRESENCE, IS MANDATORY THE EARLY COMMUNICATION AND E-MAIL, THE ANIMALS SUCH PRESENCE.

You will be at the discretion of the owner or the entity that manages the property acceptance.
The communication must be made the description of the animal (height, length, weight, race, etc ..) and should be sent photo of each copy.
Even if there is acceptance of animals, this acceptance may be subject to an extra payment by way of the animal presence or cleaning required.
In certain properties the deposit amount against breakages may be increased due to have, or not pets.
IF NOTICE THE PRESENCE OF PETS AND NOT HAVING BEEN MADE PRIOR NOTICE OR GIVEN THE PRESENCE AUTHORIZATION, THE OWNER OR THE ENTITY THAT MANAGES HAVE PROPERTY ASK THE RIGHT TO WITHDRAWAL IMMEDIATELY ANIMALS AND MAY, IN LAST CASE STOPPED IMMEDIATELY YOUR STAY, NOT HAVING THE RIGHT TO RETURN AND EXCHANGE NOR ANY RIGHT TO REQUEST FURTHER COMPENSATION.
ALL GUESTS ARE RESPONSIBLE FOR ANY DAMAGE AND DAMAGE CAUSED BY ANIMALS, AND IN EVENT OF DAMAGE TO PAY, IT MUST BE DONE IMMEDIATELY. IN CASE THE DEPOSIT AGAINST VALUE BREAKS OR DAMAGE IS NOT ENOUGH, YOU MUST BE A RESPONSE DUE DIFFERENCE.
